CONVEYANCING
Buying a property in Melbourne doesn’t have to be a stressful process …
Fast Settle Conveyancing are here to make sure the process is as smooth & stress-free as possible.
There are many important factors to think about when buying a property, be it an investment property, a new home or a vacant block of land. It’s our responsibility as conveyancers to ensure you’re informed and prepared for the transaction.
Some people think they only need a Conveyancer once the contract is signed and the cooling-off period has ended, don’t get caught by this – it’s not true. You should be hiring a Conveyancer from the get-go – the earlier, the better. We’re here to guide and advise the conditions in the contract that will protect you and your unique situation.
When Selling a Property the Vendor is locked into the contract from the time they sign; there are no Cooling-off Rights for the Vendor.
This makes it essential that the Vendor has a full understanding of what they are signing and what their obligations are under the Contract.
Conveyancers go over the contract for you and explain the specific clauses and advise the vendor on any adjustments that may be required before you sign.
Once the contract is signed by all parties involved, we can then get started with the process, which includes transferring the property, liaising with the vendor’s Bank (if required), and any other interests on the Title, adjusting rates and taxes between the Purchaser and Vendor.

Why you might transfer ownership of a house or other property (rather than selling)
There are many different reasons why a property owner might transfer ownership of a house or property rather than selling it:
-
The ending of a marriage might see one party transfer a house to their spouse as part of the divorce settlement.
-
Ownership of the property might be transferred to a company for taxation purposes.
-
An individual property owner might request a change of property ownership as a means of minimising business risk.
-
If a property is joint owned and one of the owners has passed away, necessitating a property title transfer.
-
Transferring property to family, such as parents choosing to gift their property to their child or children.
-
A property is left to an individual in a will, known as deceased estate transfer of property
The use of a legal transfers conveyancing specialist can be beneficial for a number of reasons.
Though you might not be buying or selling a conveyancer can help you navigate through the paperwork and legal documentation, such as the transfer of land document.
They can also handle any stamp duty related issues should they arise. A simple house title transfer often incurs reduced conveyancing fees.

Mohamed is brilliant! He keeps you in the loop every step of the process and follows up. I'm sure that he does more work behind the scenes than he is changing for.
Highly recommended!
